What's Included in our Landlord's Services?
Our service falls into two main categories, Let Only or Fully Managed. The table below details what is included in each category and explains the services we offer.

Carry out a property appraisal and advise on rents.
Carry out a property appraisal, advising as to the likely rental income of the property in question and the expected demand.

Arrange any certificates to comply with legislation.
EPC, gas, electric, furnishings, asbestos.

Advertise and market the property.
This will include a "To Let" board, the taking of an external photograph of the property and internal photographs if possible, advertising the property in the Space Property window in Leeds city centre and on both our own website and also on the Rightmove, Zoopla and Findaproperty websites.

Arrange appointments and accompany viewings.
Carry out viewings and Interview prospective tenants, taking up references and carrying out a credit check.

Conduct references and ID checks on tenants.
Arranging additional security by means of a guarantor if necessary.

Draw up a legally correct Tenancy Agreement and sign up the tenant.
Preparing the initial Tenancy Agreement and sign up paperwork necessary for the Landlord.
Taking handover of 3 sets of keys for the property.

Collect the first months rent and deposit and transfer to the Landlord less the agreed fee.
Collecting the first month’s rent from the tenant, which will be paid over to the Landlord by cheque, less our agreed Letting fee, normally within 14 days of collection.

Collect and register the deposit in a tenancy deposit scheme.
We will take a deposit from the tenant which will be held and protected by a government approved tenancy deposit scheme (DPS), until the end of the tenancy when the property is checked for damages.
In the case of Let Only properties, the deposit will be forwarded to the Landlord within 14 days of collection and Landlords will be obliged by stature to join a tenancy deposit scheme.

Arrange for an inventory and Schedule of Condition of the property and its contents to be drawn up - if required.
Signing up the tenant at the property and carrying out a schedule of condition report with the tenant at the sign up.

Take meter readings and inform council tax office of new tenant.
Take meter readings where possible and advise the council tax of the new tenant(s) name(s) at the commencement of the tenancy (subject to the Data Protection Act).

Collection of monthly rent, chase late payments.
Collecting the rent monthly and paying it over to the Landlord monthly (normally sent within 15 days of collection) less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.

Co-ordinate repairs and maintenance.
Making payments on behalf of the Landlord (taken from rents received) for work carried out by contractors.
Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary and settling accounts from rents received (additional administration charges may be made by the Agent as detailed in the maintenance paragraph detailed later in this agreement).

Carry out the duties of the Agent as identified in the Terms and Conditions of business.

Review rent increases and negotiate tenancy renewals.
We will also liaise with the tenant(s) and Landlord regarding any issues which may occur during the tenancy.

|
Check out the tenant and handle any disputes relating to the return of the deposit.
Carrying out a property check at the end of the tenancy, and dealing with matters relating to unfair wear and tear or damage, before the tenant’s deposit is released via the Deposit Protection Service.
